BUILDING ASSESSMENT PROJECT MANAGER – GTA

The role of a Project Manager will vary from managing projects (including managing clients), to mentoring and leading members of the team. In general, the Project Manager will work alongside Project Associates and Principals.

  • Attend professional and non-professional networking events to maintain and grow our industry reputation with clients, contractors, suppliers, and potential new hires

Development

Take initiative to further company’s industry-related knowledge through:

  • Learning and being up to date on applicable standards and building codes
  • Researching new products and technologies
  • Capturing information to further develop our cost data base
  • Staying up-to-date with market conditions, including significant changes that would affect clients, contractors, suppliers, other engineering firms, etc.
  • Attending industry-related seminars, workshops, and presentations
  • Share project experiences and lessons learned with the team
  • Share industry information with the team (e.g., information about clients, contractors and products)

TECHNICAL RESPONSIBILITIES

Delivery

  • Provide accurate, reliable, and timely information to the team
  • Communicate in a concise, organized and courteous manner
  • Record notes and activities for projects/proposals
  • Manage timelines and workloads of team members, including allocating resources as needed to prioritize deliverables
  • Be responsible for the schedule of deliverables and keeping clients updated on projects
  • Monitor project budgets against company fees
  • Keep the Project Principal informed on project status

Proposals

  • Identify and evaluate client needs (what is the problem, what is the client expecting as an outcome and why?)
  • Develop a proposed scope of work (how can we solve the problem and give the client what they want?)
  • Develop a proposed fee for the work (how much should we charge for our services?)

Reserve Fund Studies/Property Condition Assessments/Building Condition Assessments

  • Review available documents (past engineering reports, building drawings, contractor quotes/service reports, monthly and year-end financial statements, etc.)
  • Prepare for and coordinate site visits (Is the camera fully charged? Do we need to bring special equipment or tools? Do we have confirmed access to requested suites/units? Do we have confirmed access to all service areas?)
  • Carry out site reviews
  • Contact/interview service contractors (i.e. mechanical, fire safety, elevator, electrical, etc.)
  • Prepare depreciation/property condition assessment/building condition assessment reports:
  • Description of common assets
  • Present condition and recommendations
  • Scope of repairs
  • Opinion of costs (quantity take-offs and budgeting)
  • Timing of repairs
  • Funding Scenarios (for Reserve Fund Studies and Depreciation Reports only)

Reviews and Performance Audits

  • Review available documents (warranty certificates, past engineering reports, building drawings/specifications, maintenance and operations manuals, contractor service reports, etc.)
  • Review and analyze occupant questionnaire responses
  • Prepare for and coordinate site visits (Is the camera fully charged? Do we need to bring special equipment or tools? Do we have confirmed access to suites and service areas?)
  • Carry out site reviews
  • Contact/interview service contractors (i.e. mechanical, fire safety, elevator, electrical, etc.)
  • Prepare warranty review and performance audit reports
  • Brief description of reviewed common assets and our scope of work
  • Document construction deficiencies, including deficiency description, locations and photos
  • Review available documents, including building drawings/specifications, and the relevant Codes to strength deficiency wording, if needed

REQUIRED

  • Minimum 10 years Building Condition and Assessment and Reserve Fund Studies experience
  • Professional Engineering Designation
