Job Overview:

We are seeking an experienced Senior Project Manager to oversee tenant fit-out and capital improvement projects within our growing real estate portfolio in Toronto. This position is integral to ensuring the successful delivery of complex projects that meet quality standards, timelines, and budgets. The ideal candidate will have a strong background in managing large-scale construction and renovation projects, particularly within commercial real estate. This individual will work closely with clients, contractors, vendors, and internal teams to ensure seamless project execution.

Key Responsibilities:

  • Project Planning & Coordination:
  • Lead tenant fit-out and capital projects from inception to completion. Develop detailed project plans, schedules, and budgets for each initiative, ensuring alignment with the firm’s goals and client expectations.
  • Stakeholder Management:
  • Serve as the primary point of contact for clients, tenants, contractors, and vendors. Regularly communicate project status, milestones, and any potential delays or changes to all stakeholders.
  • Contractor & Vendor Oversight:
  • Manage relationships with contractors, subcontractors, and vendors to ensure quality workmanship, compliance with building codes, and adherence to safety standards. Oversee procurement processes and contracts, ensuring cost control.
  • Budget & Cost Management:
  • Prepare and manage project budgets, ensuring projects are delivered on time and within scope. Identify cost-saving opportunities and maintain financial accountability across multiple projects.
  • Project Execution & Monitoring:
  • Oversee day-to-day operations, ensuring projects run smoothly and meet project specifications. Ensure that all necessary permits and approvals are obtained, and work is completed per established guidelines and safety protocols.
  • Risk Management & Problem Solving:
  • Identify potential risks and issues related to project timelines, budgets, or quality. Proactively address challenges by finding practical solutions and making necessary adjustments to the project plan.
  • Team Leadership:
  • Lead and mentor project teams, ensuring efficient collaboration across departments. Work with the internal team to track project progress and make adjustments when necessary.
  • Reporting & Documentation:
  • Ensure accurate documentation of all project-related information, including contracts, reports, progress updates, and changes. Provide regular updates to senior leadership regarding project status, challenges, and successes.

Qualifications:

  • Education & Experience:
    • Bachelor’s degree in Construction Management, Architecture, Civil Engineering, or a related field.
    • 7+ years of experience in managing tenant fit-out, capital improvement, or commercial construction projects, preferably within the real estate sector.
    • PMP (Project Management Professional) certification is preferred.
  • Technical Skills:
    • Strong knowledge of construction processes, building codes, permits, and safety regulations in Ontario.
    • Proficiency with project management software (e.g., Procore, MS Project, or similar tools).
    • Experience with cost estimation, budgeting, and financial tracking for large-scale projects.
    • Familiarity with Toronto’s real estate market, local contractors, and suppliers is highly advantageous.
