Senior Project Manager – ICI Construction – Burlington, Ontario
A leading and rapidly expanding Design-Build contractor in the environmentally controlled building sector is seeking a Senior Project Manager to join its growing team in Burlington, Ontario. The company specializes in delivering innovative, turnkey solutions for complex industrial and commercial construction projects, particularly in the cold storage, food processing, and related sectors.
Key Purpose
The Senior Project Manager is responsible for managing the full project lifecycle — from planning and design through to construction and close-out. This includes scheduling, budgeting, procurement, team coordination, and ensuring compliance with all quality and safety standards. The role requires managing multiple projects and maintaining strong communication with clients, subcontractors, suppliers, and internal teams.
Key Responsibilities
- Participate in all phases of the Design-Build process, from project handover to final delivery.
- Prepare and tender scopes of work, negotiate subcontract buyouts, and manage project budgets.
- Track and manage project costs across multiple projects; produce monthly financial reports.
- Proactively identify risks and implement mitigation strategies aligned with contract terms.
- Lead and drive construction schedules, working closely with site superintendents and subcontractors.
- Perform regular schedule tracking and ensure alignment with baseline timelines.
- Maintain regular client communication and ensure expectations are met or exceeded.
- Conduct site inspections to ensure quality standards are upheld and job sites are well-managed.
- Delegate responsibilities effectively to site superintendents, ensuring project goals are achieved.
- Oversee tendering, contract administration, bid leveling, and project buyouts.
- Provide post-construction support for warranty issues and client concerns.
- Ensure accurate and timely submission of project billing documentation.
- Maintain control over project documentation: submittals, RFIs, change orders, and inspection logs.
- Manage conflict resolution and proactively prevent disputes with clients or vendors.
- Deliver biweekly project updates and monthly budget forecasts; be prepared to present real-time project insights.
Key Knowledge and Skills
- Deep understanding of building science principles, ICI construction processes, and job cost accounting.
- Strong ability to read and interpret construction drawings and specifications.
- Strategic thinker with strong analytical, problem-solving, and conflict-resolution skills.
- Excellent organizational and time-management abilities; capable of managing multiple concurrent projects.
- Demonstrated leadership skills and ability to drive performance and accountability across teams.
- Strong negotiation skills, professionalism, and ethical decision-making.
- Highly effective communicator (both verbal and written) with internal and external stakeholders.
- Client-focused with a commitment to excellent service and results.
Education and Experience
- 15+ years of experience in project delivery across Greenfield and Brownfield ICI construction projects.
- Solid experience across all major facets of pre-construction, procurement, negotiation, and technical execution.
- Diploma or degree in Construction Management, Architectural Technology, Building Science, or related field.
- An Engineering degree with a specialization in Construction Project Management is considered an asset.
- PMP certification is a plus but not required.
Working Conditions
