Position Overview
Project Manager – Loan Monitoring & Construction Finance
The Project Manager plays a critical role in overseeing loan monitoring and payment certification activities for construction projects. This role requires a strong understanding of construction processes, financing structures, and risk management, combined with effective communication and leadership skills.
The position is based in a regional office in Nova Scotia, with periodic site visits required.
Key Responsibilities
Project Assessment
- Conduct detailed site visits to assess construction progress, quality, and compliance with approved plans and schedules.
- Evaluate the financial feasibility of projects and identify risks related to construction financing.
Risk Analysis & Mitigation
- Perform comprehensive risk assessments, identifying potential issues and recommending mitigation strategies.
- Work collaboratively with project stakeholders to manage and resolve identified risks.
Documentation Review
- Review project documentation including contracts, budgets, and construction schedules for accuracy and compliance.
- Verify the completeness of required permits, approvals, and authorizations.
Cost Monitoring & Financial Oversight
- Monitor construction costs to ensure alignment with approved budgets.
- Review financial reports and invoices to identify discrepancies or potential cost overruns.
Reporting & Communication
- Prepare clear and concise reports on project status, financial performance, and risk exposure for senior leadership and stakeholders.
- Collaborate with project teams, finance, and legal functions to address issues and ensure timely information flow.
Compliance Oversight
- Ensure loan monitoring activities comply with contractual requirements and lender instructions.
- Conduct periodic compliance reviews and address any non-compliance matters.
Technology & Systems
- Utilize loan monitoring tools and software to support data collection, analysis, and reporting.
- Partner with internal business and IT teams to improve monitoring systems and processes.
Stakeholder Engagement
- Build and maintain strong working relationships with developers, owners, project managers, lenders, mortgage brokers, and other external partners.
- Facilitate effective communication and coordination among all project participants.
Leadership, Training & Mentorship
- Manage a portfolio of initial project reviews and advance reporting across the region.
- Coordinate workflows and schedules with loan monitoring staff.
- Collaborate with internal teams to ensure smooth handover of project reviews, budget confirmations, and cost data throughout the project lifecycle.
- Provide mentorship and guidance to junior, intermediate, and senior team members.
- Deliver training sessions to support ongoing professional development and best practices.
Qualifications & Experience
- Bachelor’s or Master’s degree in Quantity Surveying, Construction Management, Finance, or a related field.
- Professional designation in quantity surveying or a comparable industry designation preferred.
- Significant experience in construction loan monitoring, with a strong understanding of construction processes, costs, and risk.
- Strong analytical, problem-solving, and decision-making abilities.
- Excellent written and verbal communication skills.
- Familiarity with relevant regulatory, contractual, and compliance requirements.
